Tesco's bid to build a supermarket on the edge of Cheddar has failed.

Rather than face Sedgemoor District Council's development control committee like the successful Sainsbury's bid did, the application was delegated to the planning officer.

Case officer Colin Arnold refused permission today (Friday, March 1), saying Tesco's wish to set up shop on Cheddar AFC's Bowdens Park ground could not be justified outside the settlement boundary.

Carol Wilkie of Keep Cheddar Special said the group were delighted by the news.

She said: "We are glad at last that the council has used common sense and chosen not to allow Tesco to build their supermarket."

She felt the biggest obstacle to Tesco's plan was the fact that the land was flood zone 3b - the worst type - was the death blow for the store plan.

The application was delegated as the views of the planning officer were not contrary to Cheddar Parish Council, who likewise voted rejection.

Among the reasons planning officer Mr Arnold rejected the application was the cumulative affect on Cheddar's village centre as well as urbanising Cheddar's green edge and the impact the Mendip Hills Area of Outstanding Natural Beauty.

Mr Arnold also cited insufficient information that roads would not become overburdened with extra traffic and the development was not suitable for a flood zone.

Tesco is expected to comment on its reaction shortly.

The refusal also jeopardises the hand-in-hand application from Cheddar AFC, which wants to relocate to nearby Labourham Drove.
